The Moulin is a minotterie with a watermill that origins from 1880 and is then expanded. The mill wheel, about 6 meters in diameter and a number of gears from 1880 are still present in the bar for decoration.

The Moulin is located on the river la Seugne amidst greenery and there is a total of 3 hectares land on either side of river.

The Moulin is located near Pons and Saintes and Cognac are both at 20 km. Bordeaux is at about 90 km and the coast 40 km. Many guests come here to stay out of the crowd and make day trips to the coast or remain around the pool. There is much to see and do in the area
There is for almost 5 years continuously renovated. There is a completely new infrastructure (electricity, water, heating, sewage disposal etc.) constructed and new business created including:

- A bar and restaurant with terrace and BBQ area
- A campsite with swimming pool
- Apartments
- All kinds of repairs + renovations in the main house and outbuildings

The project started 10 years ago and is an ongoing operational business, the site occupation has steadily risen through the years and even during the winter we have guests. These are mostly British and Dutch.

Central in the business is the restaurant: a fully French restaurant in the middle with an average of 90% local French clientele over the year. This area is according to Meteo France on the second place in terms of climate in France.

The main building has still room for 6 to 10 apartments.

DESCRIPTION

The total land area is about 3 ha., 2 ha. with camping, building, parking, house, apartment, pool, etc. On the other side of the river is also approximately 1 hectare. Furthermore, there are approximately 2 ha. jointly owned by one of the tenants and possibly to take over.

The main building has a ground floor area of 950 m2, with several floors, the total is approximately 2,500 m2.

In this building are located, respectively, the two restaurants, kitchen, refrigerator, bar, an apartment where one of the tenants' lives, half an apartment under construction by the other tenant, three toilets and shower rooms, a workshop and storage of approximately 450 m2 and also lots of free space for creation of various activities such as apartments ( 6 to 10) and a disco.

All utilities are available including mains distribution, heating, water, etc located centrally in the building and can be extended in a simple manner. Everything is calculated with overcapacity.

The restaurant has two dining areas and has a capacity of 80 seats.
One area from 1880 in "apparant pierre" and completely renovated.
The second area is located in the existing building. There is also a (mandatory) small storage called the reserve. There is underfloor heating in both restaurants + in the bar. The kitchen is fully equipped and there is a separate washing room and vegetable kitchen.
Next to the second restaurant space is still an unused space that has already been partially prepared for possible expansion. There is also an independent cold storage room of sufficient size.

The bar also dates from 1880 and was renovated with identical "pierre apparant" on the walls and on the floor. The large cast iron frame with wooden gear of the mill wheel behind it are visible behind glass for hygiene purposes.
It is a combination of French oak and "pierre apparant" which suits the original atmosphere. The bar is also the reception for the campsite.
There is a private License IV (full alcohol license) which you must have in France.
The bar is a support kitchen with fryers, griddles, cooking, double boiler, plates and heated cabinet. It meets the requirements of the hygiene standards.

Along the river is also a terrace with 80 seats - there are, in totality 160 seats capacity.
There is a covered BBQ area with a cooker, fryer and griddle. This is used for barbecues, but also for take away in the summer.
The location is entirely in the green of the surrounding trees and water.

The house is located on the river side and has a small garden for some privacy. It is a spacious home with new kitchen, large lounge, two bedrooms, two bathrooms, a toilet and a storage room. Inside the living room are specific things such as a glass staircase and beautiful woodwork and a small bar. The house is comfortable.

Against this house is half house with two apartments of about 65 and 75 M2 for the rental. Both apartments have a living room, kitchen, bathroom and two bedrooms. This house is completely renovated. These apartments have a private garden. The occupancy rate for rental property is good.

The main building has a large apartment. This apartment has two floors in the mill building and comprises living room, 2 bedrooms, bathroom, small office, and a kind of annex for guests.

There is another apartment under construction in the mill building.

The campground is 1 hectare and has 51 sites of approximately 100 m2 each. The camping is 3 stars.

The pitches have their own water and 10 amp power supply and there is a pond in the middle.

The main building has three toilets rooms with showers. A total of nine toilets and 8 showers, lots of sinks and a staff toilet.

Beside the camping is the swimming pool of 20 x 10 = 200 M2 and is 1.50 m deep.

TECHNOLOGY:

There is a high voltage substation (private property) of 400 kVA. This gives a lower flow rate (tarif vert) and is 8-fold oversized. Extensions are so easy to realize.

There is also a water well pump and pressure system, which is used to fill and refill the swimming pool .

In the main building is the boiler and hot water supply for the heating for the restaurant, bar with heated floors, all apartments and the house. For hot water is a backup propane system available with 2 x 20 kW heaters. In the summer the water consumption is high due to the camping site, but the capacities have proven to be sufficient. De Moulin ligt aan het riviertje la Seugne midden in het groen en er is in totaal 3 ha. grond aan weerszijden van de rivier.
 
De Moulin is gelegen in de buurt van Pons en zowel Saintes als Cognac liggen beide op 20 km. Bordeaux is ongeveer 90 km en de kust is 40 km. Veel kampeerders komen juist hier om uit de drukte te blijven en maken dagtrips naar de kust of blijven in het zwembad. Er is veel te zien en te doen in de omgeving
Er is bijna 5 jaar continue gerenoveerd. Er is een volledig nieuwe infrastructuur (elektra, water, verwarming, rioolafvoer etc) aangelegd en nieuwe zaken gecreëerd waaronder:

- een restaurant met bar en terras en BBQ ruimte
- een camping met zwembad
- appartementen
- allerlei reparaties + renovaties in het hoofdgebouw en bijgebouwen
 
Het project is 10 jaar operationeel en het is een lopende business: de campingbezetting is door de jaren gestadig omhoog gegaan en ook gedurende de winter komen er continue kampeerders. De gasten zijn grotendeels Engelsen en Nederlanders.
 
Centraal staat het restaurant: een volledig Frans restaurant in de middenklasse met een gemiddeld 90 % Franse locale cliëntèle over het jaar genomen. Deze streek staat volgens France Meteo op de tweede plaats qua klimaat in France.

In het hoofdgebouw nog voldoende ruimte voor 6 tot 10 appartementen.

OMSCHRIJVING
 
De totale grondoppervlakte is ongeveer 3 hectare, waarvan 2 hectare met camping, hoofdgebouw, parking, woonhuis, appartementen, zwembad etc. Aan de overzijde van de rivier ligt ook ongeveer 1 hectare. Verder zijn er nog circa 2 hectare in gezamenlijk eigendom met een van de huurders en is eventueel over te nemen.
 
Het hoofdgebouw heeft op de begane grond een vloeroppervlakte van circa 950 m2, met de diverse etages meegerekend is het totaal circa 2.500 m2.
 
In dit gebouw bevinden zich respectievelijk: de twee restaurant ruimtes, de keuken, de koelcel, de bar, een appartement waarin een van de huurders woont, een tweede appartement in aanbouw van de andere huurder, drie toilet- en douche ruimtes, een werkplaats en opslag van circa 450 m2 en verder nog veel vrije ruimte voor diverse activiteiten zoals appartementen en discotheek.
 
Alle utilities waaronder hoofdstroom verdeelinrichting, verwarming, water etc bevinden zich centraal in het gebouw en kunnen op simpele wijze worden uitgebreid. Alles is berekend op overcapaciteit.
 
Het restaurant bestaat uit twee eetruimtes en heeft een capaciteit van 80 couverts.
De ene ruimte stamt uit 1880 en is in pierre apparant en geheel gerenoveerd.
De tweede ruimte bevindt zich in het bestaande gebouw. Er is ook een (verplichte) kleine opslagruimte de z.g. reserve. Er is vloerverwarming in beide ruimtes + in de bar. De keuken is volledig geëquipeerd en er is een separate afwasruimte en legumerie.
Naast de tweede restaurant ruimte is nog een ongebruikte ruimte die gedeeltelijk al is geprepareerd voor mogelijke uitbreiding. Er is ook een zelfstandige koelcel van voldoende afmetingen.
 
De bar stamt ook uit 1880 en is identiek gerenoveerd met pierre apparant en paves op de vloer. De grote gietijzeren tandwielen met houten tanden van het daar achter liggende molenrad zijn zichtbaar achter glas voor de hygiëne.
Het is een combinatie van pierre apparant en Frans eiken met waarin de originele sfeer goed uitkomt. In de bar bevindt zich ook de receptie voor de camping.
Er is een eigen Lic IV (volledige alcoholvergunning) die je in France moet hebben.
In de bar bevindt zich een support keuken met o.a. friteuses, bakplaten, kookplaat, au bain marie en borden warmhoudkast. Deze voldoet aan de voorschriften van de service hygiene.
 
Langs de rivier ligt een terras met ook 80 couverts – er zijn dus in totaliteit 160 couverts aan capaciteit.
Er is ook een overdekte BBQ ruimte met een kookplaat, friteuse en bakplaat. Dit wordt gebruikt voor BBQ’s, maar ook voor afhaalmaaltijden in de zomer.
De ligging is volledig in het groen van de omringende bomen en aan het water.
 
Het woonhuis ligt ook aan de rivierkant en heeft een klein tuintje voor wat privacy. Het is een ruime woning met nieuwe keuken, een grote salon, twee slaapkamers, twee badkamers, een toilet en een opbergruimte. Binnen in de salon zijn specifieke dingen zoals een glazen trap en mooi houtwerk en een klein barretje. Het huis is comfortabel.
 
Tegen dit woonhuis staat een tweede woning waarin twee appartementen ongeveer 65 en 75 M2 voor de verhuur. Beide appartementen hebben een living, keuken, badkamer en twee slaapkamers. Dit huis is ook volledig gerenoveerd. Deze appartementen hebben een eigen tuin. De bezettingsgraad voor verhuur is goed.
 
In het hoofdgebouw is nog een groot appartement. Dit appartement heeft twee etages in het molengebouw en bestaat uit woonkamer,
2 slaapkamers, badkamer, klein kantoor, en een soort dependance voor gasten.
 
Er is een appartement in aanbouw in het molengebouw.
 
De camping is 1 hectare en heeft 51 plaatsen van elk circa 100 m2. De camping is op 3 sterren niveau.
 
De campingplaatsen hebben eigen water en 10 ampère stroomaansluiting. Er ligt een vijver in het midden.
 
Er zijn een drietal toilet – douche ruimtes in het hoofdgebouw. In totaal zijn er 9 toiletten, 8 douches, veel wasbakken, een personeels toilet.
 
Naast de camping ligt het zwembad. Dit is 20 x 10 dus 200 M2 en 1.50 M diep. Het zg local technique is ook met grote overcapaciteit uitgevoerd. Er hoeft maar twee maal per seizoen een filter backflush te worden uitgevoerd en alles is aanwezig.

TECHNIEK:
 
Er is een hoogspanning station (privé eigendom) van 400 kVA. Dit geeft een lager stroomtarief (tarif vert) en is 8-voudig overbemeten. Uitbreidingen zijn dus zonder meer mogelijk.
 
Er is ook een waterput met pomp en drukinstallatie, die wordt gebruikt om het zwembad te vullen en bij te vullen.
 
In het hoofdgebouw bevindt zich ook de verwarmingsketel en warm waterverzorging voor restaurant met vloerverwarming, de bar met vloerverwarming, alle appartementen en het woonhuis. Voor warm water is een back-up systeem op propaangas aanwezig van 2 x 20 kW aan geisers. In de zomer is het warmwater verbruik hoog ivm de camping, maar de capaciteiten zijn voldoende gebleken.

Beaucoup de campeurs viennent ici pour être hors de la foule pour rester et faire des excursions sur la côte ou rester dans la piscine. Il y a beaucoup à voir et à faire sur le domaine
Il y a rénové presque 5 ans sans interruption . Il y a une infrastructure toute nouvelle (électricité, eau, chauffage, évacuation des eaux usées, etc) a été construit et des nouvelles entreprises créé , y compris:

- Un camping avec piscine
- Appartements
- Toutes sortes de réparations + rénovations dans la maison principale et ses dépendances

Le projet est opérationnel environ 10 ans et il est une entreprise en cours, l'occupation du site est régulièrement augmenté au fil des années et même pendant l'hiver les campeurs se sont poursuivies. Les invités sont pour la plupart britanniques et néerlandais.

Centrale est le restaurant: un restaurant entièrement français au milieu avec une occupation moyenne de 90% clientèle française locales pendant toute l'année. Cette region est par Météo France à la deuxième place en termes de climat, en France.

Le bâtiment principal a encore l'espace pour 6 à 10 appartements.

Tous les services publics, y compris le secteur tableau de distribution, chauffage, eau, etc se trouvent dans le bâtiment central et peut être étendue au manière simple. Tout est calculé avec la surcapacité.

Le restaurant se compose de deux salles à manger et a une capacité de 80 couverts.
Une partie est de 1880 et est en pierre apparente et entièrement rénové.
La deuxième partie est situé dans le bâtiment existant. Il ya du chauffage sur le sol dans les deux chambres + dans la barre. La cuisine est entièrement équipée et il y a une salle d'eau séparée et legumerie.
Outre l'espace de deuxième restaurant est encore un espace non utilisé qui a déjà été partiellement préparés pour une expansion possible.

La barre de date aussi de 1880 et a été rénové avec pierre apparente et paves sur le sol.

Il y a Lic IV privé (permis d'alcool complet), que vous devez avoir en France.
Le bar a une cuisine de soutien avec les friteuses, plaques à frire, plaques de cuisson, bain-marie, et un cabinet chauffé. Il répond aux exigences du service d'hygiène.

Le long de la rivière est également une terrasse de 80 couverts - il y a, dans la totalité des paramètres une capacité de 160 places.
Il ya aussi un espace barbecue couvert avec une cuisinière, friteuse et plaque chauffante. Il est utilisé pour les barbecues.
L'emplacement est tout dans le vert des arbres environnantes et de l'eau.

La maison est également située sur le côté de la rivière et a un petit jardin pour une certaine intimité. Une maison spacieuse avec une nouvelle cuisine, un grand salon, deux chambres, deux salles de bains, un wc et une pièce de stockage. Dans la salle sont des choses spécifiques, comme un escalier de verre et de bois et un petit bar charmant. La maison est confortable.

Contre cette maison est une deuxième maison avec deux appartements d'environ 65 et 75 M2 pour la location. Les deux appartements ont une salle de séjour, cuisine, salle de bains et deux chambres. Cette maison est entièrement rénové. Ces appartements ont des jardins privés. Le taux d'occupation des immeubles pour locatifs est bon.

Dans le bâtiment principal est un grand appartement. Cet appartement dispose de deux étages du moulin et comprend un salon, 2 chambres, salle de bains, petit bureau, et une sorte d'annexe pour les invités.

Il s'agit d'un appartement en construction dans le moulin.

Le camping est à 1 hectare et dispose de 51 sites de chaque environ 100 m2. Le camp est de 3 étoiles.

Les emplacements ont leur propre eau et l'alimentation électrique de 10 amp. Il y a un étang au milieu.

Il ya trois toilettes - douches dans le bâtiment principal. Un total de neuf toilettes et 8 douches, beaucoup des puits et des toilettes du personnel.
